I will walk you through the home buying process, step by step. We will go over the numerous documents necessary to purchase a home and discuss the buyer representation agreement. If we decide to work together, the agreement is signed.
Mortgage pre-approval
If you are not paying cash, you will need to connect with a local and experienced mortgage lender to get a pre-approval letter for financing. The lender will identify how much home you can afford, determine a monthly payment that you are comfortable with, and provide a pre-approval letter that shows sellers you are a serious and qualified buyer when submitting an offer. I have a list of trusted lenders if you would like a referral.
YOUR PERFECT HOME
Write an offer
My job is to find you the perfect home! I will use my networks, my contacts, and the off-market network to find the home for you. I will analyze comparable sales on the home and review with you, then we can craft a strategic offer. Contracts can be confusing and overwhelming, but I will walk you through the specifics so that you feel confident and at ease. Once the offer is accepted, both you and the seller will sign the contract, and you will be under contract. An inspection of the home and an appraisal will be conducted. I will be by your side, guiding you, every step of the way. I have several referrals to assist, from inspectors, attorneys, contractors, designers, and everyone you may need.
THE HOME STRETCH
Clear to close
After your offer is accepted, you will work with your mortgage lender on your loan application and the bank will order the appraisal. The appraisal informs the lender if the home is worth the amount you agreed to pay. Once your loan is completed, you will be given the “Clear to Close”. This is an exiting time because we are off to closing, then you will be given the keys to move into your perfect home!

Assess Value and Price
Using market knowledge and the prices of competing homes, I will suggest a recommended listing price. After collecting information, such as mortgage payoffs or property liens, I will calculate an estimated net sheet for your approximate walk away proceeds.
PREPARE YOUR HOME
Preparation
Get the home ready for staging, photography, and showings. I have a team to assist with the preparation. We will finalize a timeline for an on market date.
Marketing
Start marketing the home with a strategic property marketing plan.
SHOWINGS
Guest ready
Potential Buyers will tour your property, ask questions and determine if your home is a right fit for them.
NEGOTIATE OFFERS
Best terms
I will sit with you to discuss opportunities of all offers as the offers come in. We will negotiate with the buyer's agent/Buyer to get you the best terms.
CLOSING ON YOUR PROPERTY
Manage closing
We will work with the buyer's agent, lawyers, and title company to finalize the transaction and close the sale of your property.
